    COIDA Assessment & NHBRC Fees -- Where To Check

    Two figures every builder asks for -- the COIDA construction assessment tariff and the NHBRC enrolment fee -- depend on rates we will not print from an unverified source. Here is how the maths works and where to get the live number.

    COIDA assessment -- the formula, not a tariff

    How it is worked out Total annual remuneration divided by 100, multiplied by your industry tariff
    Why no tariff here The construction tariff is set per subclass and reviewed yearly by the Compensation Commissioner -- the current rate must come from the official Gazette tariff notice or the ROE portal
    Where to get it roe.labour.gov.za (log in to the Return of Earnings portal) or the Compensation Fund tariff notice in the Government Gazette

    NHBRC enrolment -- a percentage of selling price

    How it is worked out A percentage of the housing unit's selling price, on a sliding scale with a capped maximum
    Why no bands here The exact current percentage bands and the fee cap are not reliably published online
    Where to get it Use the enrolment calculator at nhbrc.org.za, or request the current fee schedule from the NHBRC

    Dates to know

    • COIDA Return of Earnings window: 1 April to 30 June
    • COIDA Amendment Act changes commenced in early 2026 -- new 10% penalties and a longer prescription period
